Storage Facility Appraisal

The unit mix is the valuation map

A storage facility is not one large rental box. Interior climate-controlled units, drive-up units, enclosed vehicle bays, and open parking spaces carry different construction, rent, demand, and repair needs.

Loss Recovery Experts rebuilds the appraisal from the actual unit mix and operating records.

Physical valuation

Roof assemblies, roll-up doors, partitions, framing, electrical service, HVAC, fire systems, and site drainage must be counted by building. A damaged door count or roof area taken from a summary can miss the repair boundary and the number of affected units.

Climate-controlled space adds insulation, vapor control, mechanical equipment, corridors, and finishes. Those items do not appear in a drive-up building rate.

Occupancy and revenue records

Management software holds the unit inventory, street rates, achieved rates, discounts, occupancy, move-outs, and concessions. The appraisal reconciles damaged units to occupancy before the loss, tenant notices, access limits, repairs, and return to service.

Do not use average rent when the system holds unit-level records. Achieved rent by unit type gives the panel a cleaner record.

Tenant property boundary

The facility's buildings and systems belong in one record. Tenant goods belong in another unless a policy or agreement places a different interest in the assignment. The review reads the policy, rental agreement, and claim documents before assigning values. That boundary keeps the facility appraisal clean.

Site systems are not minor

Gates, operators, keypads, cameras, fencing, lighting, office systems, signage, and pavement support access and security across the site. Their loss can affect operations even when unit buildings remain usable.

Start with the management records

Send the policy, insurer estimate, unit mix export, occupancy history, achieved rent report, building list, site plan, and repair records. The review joins the physical unit count to the revenue record.
