What Your Flood Policy Actually Covers
FEMA publishes a plain summary of the standard flood policy. Most owners never read it until water is in the house.
The National Flood Insurance Program Summary of Coverage walks through what a flood policy covers, what it excludes, and how the claims process works. It runs 8 pages. It is the government's own document, and it is free.

Why an appraisal firm shares a flood booklet
Flood claims turn on the same question as every other property claim: what is the amount of the loss. When the loss is covered flood damage and the parties cannot agree on that amount, the flood policy's appraisal provision may be the process that settles it.
That is our work. We evaluate the amount of loss and support the valuation with a record the panel can test.
